The ranch is located 4 miles East of Harrison (pop. 160) off of a gravel county road. It’s 25 miles North of Ennis, 20 miles South of Three Forks, 55 miles Southwest of Bozeman, and 47 miles Southwest of Gallatin Field Airport. All in Madison County.

| AIRPORT |
Commercial air service is available at Gallatin Field, just outside of Bozeman. It is the second busiest jetport in the state, and is currently served by Allegiant Air, Delta, the Delta Connection & Alaska Air, Frontier & Midwest Air, Horizon Air, Northwest, and United & US Airways. Three outstanding private air service terminals are also available. They include Sunbird Aviation, Inc., Arlin’s Aircraft Service, Inc. and Yellowstone Jet Center.

The ranch consists of 119± deeded acres, with close to one mile of Harrison Lake frontage (also known as Willow Creek Reservoir). The property is legally divided into 2 parcels: 116.07± acres and 3.26± acres.

The parcels are accessed via a 60-foot easement for one mile from the Harrison Lake Fish, Wildlife & Park access area. The first approximate ½ mile of the road will be maintained by the owners of the property that the road traverses. The last approximate ½ mile of the road will be the responsibility of the Buyer.

| WATER |
Harrison Lake is also known as Willow Creek Reservoir, which is owned by the State of Montana. It is about 2½ miles long and covers 868± acres. It was constructed from 1936-1938 and backs up approximately 17,760± acre feet of water. The Willow Creek Water Users Association has 25 members who buy about 7,098± acre feet of irrigation water per year to irrigate about 9,418± acres. If flooding is a concern, a Buyer should consult with the Madison County Flood Supervisor, who should be able to delineate the Flood Plain.
