This is one of Montana’s premier Archery Elk hunting ranches. This Ranch has been operated solely to produce exceptionally big, wild, free-range Bull Elk. In the past 10 years, only 2 to 3 Bulls are taken per year during Archery season, and the owner only harvests Bulls scoring Safari Club International 330–400 (raw score), or better!
 
LOCATION
The Ranch is 25 miles North of Winnett, Montana (pop. 186) on a gravel county road. It is also 80 miles Northeast of Lewistown, 123 miles North of Billings, and 240 miles Northeast of Bozeman. The Ranch sits in both Fergus & Petroleum Counties.
 
ACREAGE
The Ranch consists of 2,558± acres deeded, and 880± acres leased from the Chain Butte Grazing District. Of this, approximately 380± acres are farmed. Millet food plots for Elk are seeded on approximately190± acres each year and the other 190± acres is Summer Fallowed.

The Ranch is located in Montana Fish, Wildlife & Parks Hunting District #410. The Ranch receives two 'Land Owner Preference' Bull Elk tags.
 
AIRPORT
The Roundup Airport is 45 miles from Winnett and is open to the public. The runway is asphalt and is 5098' x 75'. The Airport is managed, and there is Aviation fuel, Aircraft parking (ramp or tie-down), and Hangars.

Lewistown Municipal Airport is just 3 miles Southwest of Lewistown, and is open to the public. The runway is asphalt and is 6100' x 100'. Fuel is available via “Assisted/Self-Service” or “Full Service” and it has an attendant from 8:00am – 5:00pm Monday – Friday.

MINERALS
All mineral rights owned by the Seller and appurtenant to the property will convey to Buyer at closing. Mineral rights are not guaranteed, so it is suggested that, if mineral rights are an important issue, the Buyer should conduct a mineral search with a Title Company.
 
WATER
The Ranch has two small creeks that form about the 30± acre Sampson Coulee Reservoir that is stocked with Blue Gill and Bass. The Ranch has 3 additional small ponds for excellent stock & wildlife water.

There are 2 wells listed as producing 10 GPM each and used for Domestic & Stock water.
 
WATER RIGHTS
The following water rights will be transferred at closing. All water rights have been filed on as required by Montana law. The State of Montana is undergoing the adjudication of water rights at this time. The ranch has applied for water rights and they have been listed in the temporary preliminary decree. There is no guarantee which of these rights will be in the final decree.

IMPROVEMENTS
Home: The home was built in 1975 and consists of 2,912 sq. ft. The main floor has 1,456 sq. ft., with a 1,456 sq. ft. daylight basement. There are 4 bedrooms and 2 baths. In 2007, the structure was re-sided, new windows were installed, and a new interior was established. It has a metal roof, electric baseboard heat, a brick fireplace, and a deck on the South side.

The Ranch has power and phone, plus it’s own septic system.
 
SCHOOLS
Winnett Public Schools consist of Winnett School (grades PK-6, with 47 students); Winnett 7–8 (grades 7-8, with 15 students); and Winnett High School (grades 9-12, with 33 students).
 
WILDLIFE
This Ranch is a premier Archery Elk hunting ranch, but Mule Deer and Antelope also roam the property. Ducks & Geese come to the ponds, and lots of Doves are seen, as well.
 
CONSERVATION EASEMENT
The ranch is currently divided into 4 tracts and would make an excellent Conservation Easement, to protect the area's wildlife, recreational value, and scenic beauty from subdivision & development; plus, give the owner a substantial tax deduction off his ordinary income.
