| WATER |
A 160 ft. well was drilled that produces ˝ pint/hour. It needs to be drilled deeper or a storage tank buried. There is a spring with a reservoir off the West edge of the property and one to the East. This creates a game trail between the two reservoirs.
It is very difficult to find good well water in Petroleum County (the name says it all). Most good, quality drinking water is from wells that are 1,000 to 3,000 feet deep. It costs from $20.00 – $75/foot to drill a deep water well. An enterprising ranch wife out of Winnett has a new 1,040 foot well that provides bottled, quality drinking water. So, if you install a 2,000 to 10,000 gallon cistern, she will deliver drinking water for just 15˘ per gallon, with a $20.00 service fee. This is much more reliable & cleaner than drilling a well.

| IMPROVEMENTS |
There is a 1975 single-wide, 12' X 46' (552 sq. ft.) mobile home. It has 2 bedrooms, 1 bath, living room and kitchen. The mobile home has a wood stove that can heat the entire place, even on the coldest nights. It has a propane tank for the gas refrigerator and stove. There is no running water. A solar panel produces 120v of electricity. With normal sun, the batteries will last between 5 and 6 hours per day, and run multiple lights, as well as coffee maker, toaster, microwave, radio/stereo, and other small appliances.
There is also a small 12' X 20' (240 sq. ft.) wood frame bunkhouse that was built in 2000. It has 2 rooms with a nice porch, & an asphalt roof.
There are 4 outhouses.

| RECREATION |
Just 25 miles North of the ranch is one access point to the spectacular Missouri River. The Crooked Creek boat ramp, which gives you access to Fort Peck and all it’s amenities is here, too. This recreational area has a boat ramp with a dock, 20 camping sites without electricity, a picnic shelter, swimming beach, and potable water is accessible to fill tanks.
More than 50 different kinds of fish swim in Fort Peck Reservoir, Montana's largest body of water. The lake is about 134 miles in length and has a maximum depth of 220 feet when full. The reservoir was created from 1933 through 1937 by constructing a 3.8 mile long dam across the Missouri River. Walleye, Northern, Small-Mouth Bass, Paddlefish, Sauger, Lake Trout, and Chinook Salmon are some of the hotly pursued species. |
